Synopsis:

Four college students, Leah, Trey, Dakota, and Heather, decide to rent a rural country home to get away from the school dorms’ strict policies. The house sits secluded at the end of a lonely dirt road. Their only neighbors, a dilapidated house that sits across the street, are their only problem. Otherwise, the rent is cheap, and the house is perfect.

The kids meet the neighbors on move-in day. The neighbors are a strange bunch: a middle-aged woman in a tattered dress that rocks a baby in a tattered blanket; an old woman who sits next to her wearing a tattered dress and has a ball of yarn in her lap; and a young girl in ragged sorts and shirt, who sits on the edge of the porch. These three are staring silently ahead and never utter a word. A young man is sitting on the porch steps wearing tattered overalls and work boots. He faces forward but never opens his eyes.

On move-in day, Dakota has a flat, and when the kids try to borrow a jack from the neighbors, the young man, never opening his eyes, stands up and shouts for them to not speak. This triggers Roberson, the man from inside the house, to come out and confront the kids. Roberson is mean and sadistic and leaves open threats about the kids being on his property.

Starting with day one, in a long series of events, the kids deal with threatening notes both inside their cars and the house. Headlights shine for exactly one minute at three a.m. every morning. Threats to not speak and not look painted on the side of their house and vehicles written in blood. Being trapped outside in the dark surrounded by haunting whispers to not speak. A policeman, who investigates their call, suddenly disappears. Heather is terrorized in the kitchen by an entity doing the crab walk and whispering, don’t speak. The next day that same policeman shows back up sitting with his eyes closed on the steps of the neighbors’ house, unresponsive. All of the kids being trapped outside with the haunting whispers, after which Dakota mysteriously disappears. To the horrifying peak where Roberson comes after them all.

Leah tells her story to the sheriff. While at the sheriff’s department, Leah discovers that Roberson has been dead since 1952, and the others on the porch used to live in the house she’s renting. All this time, they’ve been dealing with ghosts.

Leah returns to the house to gets the rest of her things. When she approaches the neighbors’ house to leave, she sees her friends, Trey, Dakota, and Heather, have joined the others on the porch. When she calls out to them, Roberson comes charging at her from his house. Leah takes off and sees Roberson in the middle of the road in her rearview mirror. When she looks straight ahead, a whisper comes from her backseat, “Shh, don’t speak!”
